The View at East Coast: Rockrose’s Jewel Condo at 4630 Center Blvd On Fire Sale?
(post by Dee) The View at East Coast, located at 4630 Center Boulevard in LIC is the jewel of Rockrose’s 22-acre development on the waterfront. Of the total 7 buildings planned (3 are built), only one is for sale, a condo with the best Manhattan skyline views guaranteed for life. There will be many more condos built inland, but only a couple more on the waterfront and The View is right there. Sure it looks great on the inside, but so do many other new developments. So we give you a more detailed analysis below.
First, the love… there are many reasons why The View stands above the rest:
- you get the amenities of ALL the Rockrose buildings: indoor (today) and outdoor (future) swimming pools, 3 gyms, 35,000 s/f common roof deck, billiards and other play rooms, screening rooms, etc, etc.
- amazing waterfront city views GUARANTEED FOR LIFE – only a public park in front of it
- 5 years of free parking ($200 per month value)
- 17 year tax abatement (actually PILOT – payment in lieu of taxes) while every other building has 10 years with a super-low monthly payment of around $10
- central-like air/heat w/ eco-efficient cutting-edge technology and filtering system (other buildings these days are built with ugly V-tech window units)
- the biggest windows of any building around
- greener pastures - location between a soccer field and waterfront park
- 110% buy-back guarantee after 5 years (you will get all money back, including closing costs if you do this)
- flexible closing time: you can close now (40 apartments are occupied already) or wait until July
- supermarket and pharmacy half a block away
- Will be easiest to rent as a rental investment property because of the unmatched amenities and unique location
Then some truth… with less then 15% in contract, Rockrose is starting to give away the store. Yes, they MUST sell a few more or they will be in deep trouble with the State’s attorney general and with their financing. Hence, all the perks listed above and prices now in the $800 per s/f range. Yes, that’s right! They went out of the gate at $1,000-plus per sq ft about a year ago. Now, with the sales so slow, they are working it hard! And a reliable source told us his offer of $699 per s/f was accepted (he pulled out to get a better deal in the city) was accepted! At that price, you might as well come here and buy. Unless you can’t crack the total price – because the units at The View are generally larger than at, say One Hunters Point or L-Haus. And what if they never sell all of the units?
So, we wish them luck, while many of us wish we could live at The View. Still, you must see a deal when one is in front of your nose. But the buyback guarantee… well, it’s only as good as the company. I certainly hope and believe that Rockrose, the company, is here to stay. But then, Lehman survived two wars and the Great Depression so many thought it would never fail, either
