5-49 Borden Ave First to Finish Line as Buyers Move Into One Hunters Point

(post by Dee) Its’ official. Hunters Point Condos are the winners of the “who’s actually going to finish” race in LIC. While the Powerhouse and certain other smaller condos that were hyped up around the same time stand either unfinished or way behind, One Hunters Point saw the first 15 owners move in already. They are slowly closing on units at 5-49 Borden Avenue. The lobby is almost complete, and so is the landscaped garden (hmm, can you call it that?) behind those giant billboards. The building received TCO three weeks ago and is 95% finished. Not sure why they chose the kaka yellow-brownish stucco (Hunters View looks better in white), but overall everyone should be happy that yet another project is on schedule (well, 5 months late) to welcome residents and to end construction. Their other building, Hunters View is well behind on sales but at least One Hunters Point is “there”.

Set aside rumors about buyers backing out, as mentioned in the NY Times article about breaking contracts on pre-construction. Yes, there are those 10-20 purchasers who have been coordinating efforts to try to renegotiate together, but that’s to be expected in a declining market. But a contract is a contract, and a majority of buyers will either close or lose their deposit. This is a decent size building, but this isn’t 20 Pine St. downtown, where the sales of 400+ units are still dragging, 3 years later (80 units unsold, even though 70% are closed), and the developer has not delivered amenities for which people have been paying for over a year.

One Hunters Point is close to the finish line. Congrats. Side note: is the Prism next door blocking their rooftop views? Oops!
