Sellers & Buyers: Beware of Trial Attorneys
(post by BT) If you are bout to make a real estate transaction and want to close, be aware of whom you hire. There aren’t many attorneys who handle only real estate contracts and closings (the lawyers I like to work with) so, instead, you get some lawyers who are in court all day and NOT in their office, handling your transaction. This is not fare to anyone. Perfect Example: I have a buyer right now whom I highly advised not to use a trial lawyer he knew, even for free. This guy is NEVER in his office, so when anyone needs to communicate with him, he is busy in court and, by the time he gets back to his office, the other parties are gone for the day. How do you get business done like that? You don’t! We have been trying to schedule a closing date for two weeks, but neither the buyer, nor me, nor the seller’s attorney can get this guy the whole past week! When the he calls back, the seller’s attorney is gone for the day. He won’t talk to me because I am just the greedy broker who wants to get his commission. You see, a real estate attorney understands the role of each party and values time. Not a trial attorney, whose main objective is to, well, win a trial! So an entire week goes by, and nothing! Just valuable time wasted, and all parties are nervous. They should never handle clients that they can’t service 100%, but they do. It’s a nice, “easy” side business for them. So take or leave it: If you are looking for an attorney to handle your closing, be sure he or she handles real estate ONLY.

How do you explain this terrible property ad photo? Perhaps owners have a vicious dog and the Realtor was too scared to go past the gate or even get out of his car? More likely, this listing agent is just lazy and does not give a crap how long it takes to sell. Because if I am searching for properties for my buyers and come across this (this is the only picture they put up!), I will just skip it.
