Overpriced Property = Antidotum to Selling Real Estate

(post by BT) Ugh, AGENTS, STOP MISLEADING YOUR CLIENTS ON PRICING! I’ve had enough of this crap! This guy has a 2-family house worth about $650,000. His previous agent listed it at a whopping $925K!!! Two weeks later reduced it to $875. Naturally, the listing expired, never sold. That’s why I called him… I asked the owner why he listed so high. “This is the price I want”, he says. When I try to educate him on pricing, show him comps, he gets annoyed at me. He had put over $100K of improvements. I tell him those improvements will only get the house sold, that’s about it. No extra value added, buddy. You can put floors made of gold, that won’t increase value. Only increase your chances of being robbed for them. He had received an offer for $800K and turned it down, he rebuffs. Wants no less than $850K. The house won’t even get appraised for that much by the buyer’s mortgage bank, I explain to him. The deal will never go through. He does not accept that; he can tell I have no experience! “When the bank sees the improvements I made, they will appraise the house for even more.” How? They use the same comps we use and usually the lower ones (especially in this market). Now, how do I tell someone that their property is worth 200K less than they are convinced it is worth, AND get their business, huh?!

That goes to show how agents have no knowledge, no brain or no balls to tell the seller the truth, and let a person who is completely ignorant and clueless believe their own delusions! The best part is when the seller’s defensive mechanism kicks in and they say “I don’t care if is sells. I want my price!” Stubborn, silly lies. You see, it’s become my job to protect sellers from themselves - their greed and their ignorance. But this guy’s Realtor was too dumb or too weak to set his straight. Wasted the poor seller’s time, his own, and now, MINE! Ugh.
