(post by BT) I got a call from an ex-client today. I rented one of her apartments several months ago. Before working with me, she had a misfortune to work with a rouge Realtor. He “forced” her to take a tenant without any credit or background check, and even take less rent than it was worth. According to her, the tenant I brought in always pays on the 1st of the month, and gives her zero problems (pre-screened, credit and income were verified). The tenant the other Realtor found is nothing but a headache. She pays the rent whenever she feels like it. Two or three weeks late, and sometimes a full month. She has several regular guests living in the apt. An old boyfriend, new boyfriend, and now some other married man. The two boyfriends bump into each other and a fight breaks out. The married man who is cheating his wife with the tenant comes over and fights with her. The neighbors call the police on them at least twice a month. “You f-d up this block by renting to these monkeys!”

She doesn’t know what to do. She is scared of the tenant and her men. So she asks if I could talk to her tenant. She will even pay me to straighten them up. Talk about what?! “Yes, maybe if you go, they will get scared.” What, you want me to muscle out and intimidate your tenants? I don’t think that’s in my job description. “Yes, maybe if you go threaten her, she will leave.” Lady, you don’t need a Realtor muscle-man. You need to hire an lawyer.
