A Client Called Me Today… Referrals Rule!

(post by BT) A client called today. Said there is a property for sale, the owner just reduced the price by 20%, and he wants to buy it. I asked how he found out about the price reduction. He had viewed the property a few months ago, when it was for ‘sale by owner’ and now it is listed with a realty office. “Who called you to tell you about the reduction?” I ask. “The owner himself, not his agent”. Great, I will make the offer!

So, basically, he saw this house ‘for sale by owner’ but the numbers did not make sense. The owner eventually realized he was not selling it on his own and listed with a Realtor. After several weeks on the market they still weren’t receiving any solid offers. So check this out: The owner reduced the price, and then called those buyers who had come to see the property back at the time when it was ‘for sale by owner’. In the end, the owner ended up with a buyer that he had found on his own but will have to pay commission this time. These are the few easy ones that fall into our laps. They make up for all the other ones who just wasted my time.
