245 West 99th Street & 2628 Broadway, Ariel East and Ariel West

One thing about appraising properties is that it’s my job to study in detail how new properties affect the existing ones in the same area.
Over the past three years, Upper West Side residents have witnessed the erection of 245 West 99th Street and 2628 Broadway, known as Ariel East and Ariel West , respectively .

These high-rise condominiums were built in 2007 by development company Extell Development Co . In years past the northern border of the Upper West Side was considered to be 96th Street. This border was extended further north as the neighborhood has broadened, or as some people like to say, gentrified. I like to think of it as money-fied, instead. This new construction is part of the northern-bound expansions of the Upper East Side, Upper West Side and the Central Park North. Let’s hope that these developers can find a way to build sophisticated living spaces without having them stick out like a sore thumb in the neighborhoods still dominated by walk-ups, section-8 apartments and some cheesy retail joints.
