1595 Lexington Avenue - High Design Coming to Uptown, East Harlem
(post by Dee) A new mixed-use building is going up on 101st Street and Lexington Ave in Manhattan. At a request from one of our close Broker Tails collaborators who lives in the neighborhood, we have investigated a bit about this building. Here is the scoop, albeit a limited one, on this luxury project.

Someone under the name of 1595 Lexington Avenue Associates, LLC purchased the property for $16.6 million in May 2007 and is building a mix of retail and medical space at the bottom, with luxury condos above. Judging by the team hired for these tasks, it will be a winner. Designed by Stephen B. Jacobs Group and Andi Pepper Interior Design who also designed Hotel Gansevoort, Liberty Plaza or the Edge condo in Williamsburg, just to name a few, this building promises to deliver good looks and smart design. The 3,600 sq ft of medical space is being leased by Corcoran Wexler Healthcare Properties and the retail space is listed with Newmark Knight Frank Retail. That will be 6,000 sq ft of ground floor retail plus 1440 sq ft of basement at a juicy asking price of $70/sf ft, which translates to $35,000-$40,000 per month. At least for the past 30 years, crossing 100th Street in Manhattan meant that you had to leave the words “luxury” and “high-end” behind but a project like this one changes that. It’s one thing to build nice condos in Harlem. It’s another thing to hire the Who’s Who in Hotel Design to design on the upper Upper East Side.
